What decides the cost of a tile roof job

  • Size of the roof

Measured in squares, one square being 100 square feet.

  • Slope and shape

Steep slopes, hips, valleys and towers take more crew time.

  • Tile type and breakage

How many pieces break on lifting, and what replacement tile costs.

  • The deck underneath

Found after the tile is up, which is why your contract states a per-sheet price.

  • Underlayment system

The product you choose and what its maker requires.

  • Flashing, vents and curbs

Every wall, pipe and vent is a detail to be done again.

  • Access

How tile gets to the roof, and whether a lift is needed.

  • Permit and inspections

What the county requires for the work, and who pays the fee.

  • Season and schedule

Early summer is busy, and weather moves the start date.

About estimates

Does the visit cost anything?

The first visit, to look at the roof and write your estimate, has no charge and no obligation. It covers the walk-around, photos and a written estimate, and does not include repairs. The yearly photo report is the roof care plan.

When do I get the number?

After the visit, in writing. The day depends on the roof and our schedule, and the estimate says how long it stands.

Can I share the estimate with someone else?

Yes. It is itemized so your insurer, your association or another roofer can read it line by line.

Ready for your own estimate?

Request an inspection and we set a time by text or phone.
