    Repairs

Lift and relay, one step at a time

Tile often outlasts the underlayment beneath it. Lift and relay keeps the tile you have and renews what keeps the rain out.

  1. 01

Step 1: We photograph and map the roof

Every slope, valley and ridge, from the ground, the ladder and the air. Each photo carries the date.

  2. 02

Step 2: The tile comes up in order

Sound tile is lifted slope by slope and stacked so no one spot carries the weight. Cracked pieces are set aside and counted.

  3. 03

Step 3: The old underlayment comes off

We look at the wood deck under it. Soft sheets are priced per sheet in your contract before we start.

  4. 04

Step 4: New underlayment and flashing go down

A new underlayment system, new flashing at walls, vents and valleys, and drip edge where code calls for it.

  5. 05

Step 5: The tile goes back and is fastened

Sound tile returns to its rows, fastened or set in foam or mortar as the tile maker and code require. Broken pieces are replaced from matched stock.

  6. 06

Step 6: You get the report

A walk around with you, then a photo report with the date on each picture: what we found, what we changed, what we left alone.

Wind uplift

Tile stays put when it's attached well

Wind lifts a roof from its edges and ridges first. Tile is held by its fasteners, its foam or mortar, and the sheet beneath it.

On every visit we note how your tile is attached and where it has begun to lift or slip, so you see it in a photo long before it is a leak.

Where we look first

  • Ridge and hip caps

  • Eave rows and rake edges

  • Foam or mortar bond lines

  • Flashing at walls, vents and valleys

Before you call

How long does a tile roof last?

Clay and concrete tile can last 50 years or more. The underlayment under it usually does not, which is why a roof can look fine and still need the layer below renewed.

What is lift and relay?

We lift the tile, replace the underlayment and flashing beneath it, then set the sound tile back and replace broken pieces. You keep your tile and get a new layer underneath.

Do I need a permit?

Most roof work in Lee County needs one. We pull it when the work calls for it, and your estimate says who pays the fee.

How long does a job take?

A lift and relay on an average house takes a few days. The size and shape of the roof and the weather change that, and your estimate gives the crew days.

What do you check before hurricane season?

Ridge and hip caps, eave rows, how the tile is attached, flashing, gutters and drains. You get photos and a short list: fix now, watch, or fine.

Is the roof care plan insurance?

No. It is an inspection and upkeep service with a photo report. It doesn't pay for repairs and it isn't a warranty.

Do you work on condo roofs?

Yes, tile and flat roofs on condo and townhome buildings. Boards get a written survey of each building and photos for their records.
